The 2021 and 2022 floods put water through homes in Emu Plains, Castlereagh, Jamisontown, Regentville, Richmond, Windsor and McGraths Hill that had not flooded in decades. We replaced a lot of windows and doors afterwards, and the pattern was clear: some products cleaned up and went back into service, others had to be thrown out.
What survived
Aluminium window and door frames. Hosed out, dried, rollers and locks checked, and they were fine. Stainless steel mesh security screens and flyscreens in aluminium frames. Powder coated finishes. Toughened and laminated glass.
What did not
Timber windows and doors swelled, jammed and in many cases rotted from the inside over the following months. Steel framed windows and steel security grilles rusted at the welds and fixings. Fibreglass flyscreens held silt and tore. Hollow core internal doors are a different trade, but they were the first thing on the kerb.
What we fit in flood planning areas
If your street is in a flood planning area on the council map, we recommend aluminium frames throughout, 316 stainless mesh on every screen, and stainless or brass hardware. On a KlassicView frame the drainage slots clear silt with a hose. We also suggest keeping the window and door schedule from the quote with your insurance papers so a replacement after the next flood is a phone call, not a re-measure.
